Terms & Conditions

The Following Terms and Conditions Apply to all Bookings made on this Website.

We kindly ask that you take a moment to Read them prior to making a Booking.

Docklands Lodge London Enters this Agreement as Principal for Bookings made Directly to this Hotel through Telephone, Email, in Person or Through any Agency or Agents it Operates on behalf of the Hotel Owner.

In these Terms and Conditions the Following Definitions Apply:

1. Definitions.

“Company” or "we" or "us" “Hotel” “Lodge” means Docklands Lodge London Limited (company registration no: 10054121) whose registered office is at 244 Poplar High Street, London E14 0BB, United Kingdom.

“Booking” means the Booking for Accommodation or any other Services or Items made with us.

“Contract” means the Booking and these Terms, and any other Terms and Conditions stated to Apply to the Booking.

“Hotel” “Lodge” means the premises for which your Booking is made.

"You" or "Guest /Guest(s)" means any and all Persons for whom a Room is Booked, or who stays at The Hotel.

“Terms” means these Terms and Conditions.

“Websites” means

“VAT” means Value Added Tax.

2. Bookings.

All Bookings at the Hotel are subject to these Terms.

At the time of Booking or at Check In, we will take your Credit/Debit Card details and you Authorize the use of this Card for any sums that become owing to us. We also have the Right to Require full Payment in Advance or a Deposit at the time of Booking in certain Circumstances, If for Example the Booking includes the supply of certain items or Services.

No Booking shall be treated as Confirmed until the details of Payment/Deposit described in this paragraph have been provided.

3. Charges.

The Prices Displayed on the Website are an Average per night, Per Room until a Rate is selected. Any meals, service or VAT (at the Prevailing Rate) are Included only if specified.

A minimum length of stay, Deposit, Cancellation Charge and other Conditions may vary and will Apply to certain Rates, as specified. Once a Rate is selected on the website, the Total for your Requested stay shall be displayed on the Reservation Summary. Prices shall be Charged in the local Currency.

The VAT Breakdown shown is Indicative based on the Current Rate of VAT, and the Expected VAT treatment of the goods or services. VAT will be Payable at the prevailing Rate Applicable at the Tax point of the Invoice or Booking Confirmation issued, and may change depending on the actual Rate and the VAT treatment of the goods and services Purchased at that date.

Price lists for Additional items, such as Restaurant meals and Room Service are Available on Request.

4. Check In/ Check Out Requirements.

In the Interests of Security and to Prevent Fraud, at the time of Check In Guests may be Required to Confirm their Identity by providing their Booking Reference, Passport/Identity Card, Driving License and a Valid Credit/Debit Card.

Guests Travelling from Outside the UK and Ireland or any Country in the Commonwealth, we are Obliged by Law to Require Guest Information you need to provide the number and place of issue of your Passport/Identity Card and details of their next Destination. These Records will be kept for at least 12 months and may be Disclosed or made Available for Inspection by any Government Officials. The information above may be Requested for each member of your party over the age of 16 and we Reserve the Right to Refuse Entry to persons who cannot provide the Information set out above.

All Rooms that have been Secured by Credit/Debit Card or Prepaid at the time of Booking will he held until 7:00am the following day of the scheduled Check In, unless the Guest Notified the Hotel of a Late Arrival.

Late Check Out after 11:00am can be Requested subject to Availability. An Extra Charge on an Hourly Rate Basis Will Apply to the Discretion of the Hotel. Rooms are subject to maximum Occupancy Rules set by Docklands Lodge London LTD. For further details, Please Contact us.

5. Payment.

We Accept the following methods of Payment: MasterCard, International Credit Card, Visa/Debit Cards, Visa/Delta Cards, and Visa/Electron Cards.

For Advance Purchase Rates the Card used to make the Booking must be Presented on Arrival, along with the Appropriate ID. At the time of Check In we will Authorise the Accommodation Charges (Room Rate, VAT and any Service Charge) and Anticipated Incidentals for the duration of your stay against your Credit/Debit Card.

We may also choose to Accept a deposit in place of Payment Card Authorisation by another valid form of Payment, Including Cash or Cheque.

During your stay, the Hotels System will calculate the Incidentals Charged to your Room on a daily basis. If the Cost of those Incidentals Exceeds the Authorisation taken on Check In, further Authorisation will Automatically be Requested and if such Authorisation is not Available, another method of settlement or deposit to be Provided. Failing to do so, can Result in the Rights of the Hotel Restricting Access to your Room.

All Outstanding Charges must be Paid for in Full on Check Out. Any Outstanding Charges that do not Exceed the Authorisation taken on Check In will be Released on Check Out. We cannot control how long it takes for your Bank to Reflect such Release. When staying multiple nights at the Hotel we may Require a Payment for any Outstanding Charges on a more frequent basis during your stay.

6. Cancellation Policy And No Shows.

The Cancellation Policy varies According to the Rate Booked.

For Rates marked as “Flexible Rate” - These are Cancellable without Charge up till 8:00pm GB time the day before Arrival. Cancellation and Non-arrival Charges Apply after the Relevant time and will be Charged to the Credit/Debit Card supplied at the time of Booking.

We Reserve the Right to Charge for the First Night’s Accommodation per Room Booked if the above Cancellation Requirements are not met. Amendments to your Reservation can be made if you cannot make your stay, Please contact us.

For Rates marked “Advance Saver” - We Require Full Payment for the Entire Reservation at the time of Booking. This is a Non-refundable Booking and cannot be Amended.

Payment is Charged to the Credit/Debit Card supplied at the time of the Booking.

Cancellation or Non-arrival will Result in the Forfeit of the Payment.

Change of Guest name can only be made online through our Website.

Unless otherwise Expressly Stated, No Changes or Cancellation will be Allowed for Promotional Bookings. Please Read the Terms and Conditions of the Relevant Promotion carefully, which Terms of Promotion shall Apply to the Booking and shall be Binding on you.

7. Changes or Cancellation by the Company.

Only occasionally we may need to cancel your Booking. In such Circumstances, you will be given a full Refund but we shall have no further Liability to you arising out of such Cancellation. We will, however, use Reasonable Endeavours to try and Re-locate any confirmed Booking Cancelled by us to an Alternative location similar in standard to the Hotel.

Your Booking is for a Room Class in the Hotel and does not Guarantee that you will be able to stay in a Specific Room or in the Same Room for the duration of your stay. If you have Indicated a Preference for a particular Room through a "Choose your own Room" facility on the Website, Reasonable Efforts will be made to Honour this Preference. We may need to Allocate an Alternative Room to you for Operational or Safety Reasons. If we need to move you to a Different Room during your Booking for which a Lower Rate is Available than the Rate you Booked at, we will Refund you the Difference in the Rates.

8. Damage.

We Reserve the Right, and you Hereby Authorise us to Charge your Credit/Debit Card for any Damage Incurred to your Room or the Hotel by you or any person in your party during your stay. (whether or not staying at the Hotel) (Including without Limitation Specialist Cleaning) or for any items that are missing when you leave.

The DOCKLANDS LODGE LONDON LTD further Reserves the Right to commence Legal Proceedings Against you without Notice.

9. Accessibility.

Dependent on your Individual Needs a Selection of Specifically Designed Rooms is Provided at DOCKLANDS LODGE LONDON LTD.

We offer Modified Facilities for Guests with Disabilities and Wheelchairs. We have Disabled Access Public Areas, Disabled Access Bedrooms and Bathrooms, Disabled Toilets all on the Ground Floor. (Wheelchair Access, Wheelchair Access to Reception, Wheelchair Access to Restaurant)

Guests with Restricted Mobility or other particular Requirements should Inform us in Advance.

Please Call Directly for Details. The DOCKLANDS LODGE LONDON LTD has Adopted the following Principles:

a) To Incorporate Disability Discrimination Act Requirements and Maintenance of both the Interior and Exterior of the Premises.

b) To Ensure all Written Communications Comply with the RNIB Guidelines.

c) To Ensure Staff Receive the Appropriate Training on the latest Disability Discrimination Act and the Final Rights of Access October 2004.

d) When Replacing Signage, We will Ensure New Signage is Clear and Complies with the Act.

e) To Ensure our Disabled Toilet is Fully Accessible at all Times.

f) To Ensure a member of Staff is Available 24 hours a Day for Guest and to Assist Customers, Who Request the Service in Advance.

g) We will Ensure that Information is Available in Large Print on Request, or Alternatively a member of Staff will be made Available to Explain the Contents.

h) We will Continue to Complete Access Assessments of our Premises Annually.

i) We will Incorporate Requirements into Either the Short or Long Term Plan.

j) Take the Necessary Action to Ensure we Comply with the Act once a Failing has been Brought to our Attention, by Either Incorporating it in our Short or Long Term Plan.

k) We will Continue to Seek the Views of our Customers through Customer Satisfaction Surveys.

l) Ensure all Hazards are Removed once brought to our Attention, or Highlighted as a Hazard.

10. Guest Behaviour.

Guests are Requested to Conduct Themselves Appropriately at all times and to comply with Company Procedures and/or Requests with Regard to Conduct and Respect for the Property of the Hotel, its Employees and Guests and their Health and Safety.

Guests are Requested not to Disrupt the Comfort and Enjoyment of other Guests a smooth running of the Hotel is our Priority. Do not cause Offence to other Guests or Our members of Staff, We Reserve the Right to Refuse Accommodation or Services offered at The Hotel or Remove you and members of your party from the Hotel if in our Reasonable opinion we consider this Provision to have been Breached. Where this is the case, we shall have No Obligation to Refund you for Loss of Accommodation, other Services, any other Loss or Expense Incurred.

11. No Smoking.

The DOCKLANDS LODGE LONDON LTD Practices a Strict "No Smoking Policy" in the Hotel Rooms and Hotel public areas. Smoking is Prohibited in any part of the Hotel premises. Failure to comply with this Policy shall Entitle us to Terminate your Booking and we may ask you to leave the Hotel Immediately without Compensation or Reimbursement. You shall be Liable for any Costs, Loss or Damage Incurred by DOCKLANDS LODGE LONDON LTD, Including without Limitation any Loss or Damage to the Hotel Room, Premises or Property or Incurred by Hotel Guests or Third Party, arising from your Failure to comply with this Policy.

We reserve the Right to Charge you for any such Costs.

12. Children.

All Children (a person under 16 years of age) Staying at the Hotel must be Accompanied by an Adult and must be Supervised by an Adult at all Times.

Cots and Extra Beds are Available, However these are Limited and subject to Availability. Additional Charges may Apply. Please Check at the time of Booking.

13. Pets.

Pets or Livestock are Not Allowed in the Hotel. Registered Guide Dogs are Accepted with Prior Arrangement.

14. Personal Information.

Telephone calls may be Recorded from time to time to help us Improve the Service we Offer you.

All Personal Information stored and used by us is done so in Accordance with our Privacy Policy and Cookie Policy, which are Available on Request, or Please see our Website for more details.

15. Force Majeure.

The Company Accepts no Liability and will Not Pay any Compensation where the Performance of its Obligations is Prevented or Affected Directly or Indirectly by or as a Result of Force Majeure or any Circumstances beyond its Reasonable control Including, but not Limited to, Flood, Earthquake, Extreme Adverse Weather Conditions, Natural Disasters, other acts of God, acts of Terrorism, Fire or Failure of Electric Power, Gas, Water, or other Utility Service, Plant Machinery, Computers, Vehicles or any collapse of Building Structures.

16. Limitation of Liability.

The Company will not be Responsible for the Loss or Damage of any Property left in the Hotel other than as Required under the Hotel Proprietor’s Act 1956 and the Local London Authorities Act 2004.

(A copy of the Notice under such Acts is Displayed in the Hotel Reception.)

The Company will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill or opportunity (whether caused by the negligence of the Company, its employees, contractor or agents or otherwise). The Company’s total liability shall not exceed the value of the charges received by it under the Contract.

Nothing Contained in the Contract or in any other Document Referred to or Incorporated shall be Read or Construed as Excluding any Liability for Death or Personal Injury caused by the Company’s Negligence or Liability for Fraud or Fraudulent Misrepresentation.

17. Governing Law and Jurisdiction.

Contract and Non-Contractual Obligations arising in connection with it are Governed by English Law.

The English courts have Exclusive Jurisdiction to Determine any Dispute arising in connection with the Contract, Including Disputes relating to Non-Contractual Obligations.

Each party Irrevocably Waives any Objection which it may Now or Later Lead to Proceedings being Brought in the English Courts.

(On the grounds that the English Courts are not a Convenient Forum or Otherwise).

18. Website Information.

All Reasonable Efforts have been Taken to Ensure the Accuracy of Information on the Website.

The Company does not Accept Responsibility for Errors or Omissions and Reserves the Right to Amend, Cancel or Vary any of the Arrangements featured on the Websites without Notice.

Please note that in certain Circumstances, Generic Photographic Images have been used to Represent the General Style of a particular Product or Hotel.

The content of the Websites is the Copyright of the Company, and may not be Copied, Reproduced, Published, Distributed or Amended for any other purpose without our prior written consent.

The Hotel is walking distance from Canary Wharf, The Financial Capital of UK.

A Perfect Location for Business and Leisure based Guests, Approximately 100 yards from Three Busy Docklands Light Railway Stations (DLR).

• Blackwall, DLR Station.

• Poplar, DLR Station.

• All Saints, DLR Station.

The Hotel is a Brisk 5 to 10 minute walk from each of these Stations.

What Times Can I Check In?

Check In Time is 2:00pm on the Day of Arrival.

If you Arrive before 2:00pm we will do our Very Best to Accommodate you, However we have to check the Availability of your Booking Type.

When Do I Need To Check Out?

Check Out Time is 11:00 am.

If you Require a Late Check Out, you may be able to stay up to 4:00 pm at a Cost of £10 per Hour. This all will depend on our Daily Occupancy, we will do our Best to Honour your Requests.

• 5 Economy Triple with 1 Double and 1 Single Beds. (Shared Bathroom)

• 2 Economy Twin with 2 Single Beds. (Shared Bathroom).


Breakfast can be Booked with your Room at the time of making the Reservation.

If you prefer, you can Book Breakfast at any time during your stay.

We provide a wide range of Healthy Breakfast Buffets.

We can also Arrange a Transfer when you’re ready to Depart from the Hotel.

If you’re Travelling by Train, we can Arrange Transfers to and from all London Train Stations.

What About Parking?

The Hotel Does Not have its own Parking Facilities, however all surrounding roads to the Hotel have Street Parking with Pay and Display Bays.

(Monday to Friday / free parking after 5pm. Saturday and Sunday / free parking all day).

What Is Our Cancellation Policy?

We will Create a New Reservation for you to match the Lowest Rate Depending on Availability, we then will offer a Complimentary Room Upgrade. Where this is Not Available a 5% Discount will be Applied to the Lower Rate found.

For a Claim to be Valid Under this Best Rate Guarantee Scheme, it must Satisfy all the Terms & Conditions Contained herein and be submitted in Compliance with the Claim Processing Procedures set forth Below.

Terms and Conditions.

Room must be Booked Direct on Docklands Lodge London LTD Website. (, on the Lowest Rate that was Available at the Time of Booking for the Guarantee to Apply.

• If a Lower Rate is found, Prior to or within two Hours of Booking a Guarantee Claim must be submitted. You can call us Directly, or Email the Link or Provide us with a Screen-Shot showing the Booking Details and the Lower Quoted Rate of the Competing Website.

• The Lower Rate must be for the Same Room Type, Including Arrival and Departure Dates, and

have the same Restrictions and Rules as the Rate Booked with Docklands Lodge


• Any Guarantee Claim must be submitted within 12 Hours of Booking and must be Received by No less than one day Prior to the Arrival Date to Allow time for Claim to be Processed.

• The Guarantee Does Not Apply to any Non-Public Rates (e.g. Negotiated Corporate or Group Rates, Rates linked to any other Promotion or Voucher).

• The Guarantee Does Not Apply to Pre-Agreed Rates with Specific Clubs, Societies, Groups or Organisations.

• The Guarantee Does Not Apply to Direct Mail Solicitations or Electronic Mail Solicitations.

• A Booking that is for Multiple nights, will be Checked on an Individual basis for Rate Comparison. (each night will be Checked.)

• The Complimentary Room Upgrade will be for a Room Type Superior to the Room Type Booked. Where this is Not Available a 5% Discount will be Applied to the Lower Rate found, for the Relevant days where the Guarantee is being Invoked.

• No Claims can be submitted based on Fluctuations or Disparity in Currency Exchange Rates.

• The Guarantee Does Not Apply to any Rates from Opaque Providers. An Opaque Provider is any Provider that Prevents the Buyer from Identifying the Hotel until after the Buyer has made a Reservation and Guaranteed Payment.

A Site is Opaque if it Does Not Divulge any of the following Information:

(a) the Name of the Hotel.

(b) The Precise Location of the Hotel.

(c) Specific Information that may make it Impossible for the Buyer to

Identify the Hotel.

• The Guarantee Does Not Apply to Packaged Rates.

Packaged Rates Include:

(a) Hotel Rooms sold as part of a Travel Package, where the Hotel Does Not Provide the Extra Service. Extra Services Include but are Not Limited to Hotel Rooms Plus Airfares, Car Rental.

(b) Hotel Rooms sold with Value Added Amenities.

Docklands Lodge London LTD Reserve the Right to Modify or Cancel the Guarantee at any time without Prior Notice. Customer Service Representatives have the sole Right and Discretion to Determine the Validity of any Claim.
